My House hasn’t sold in months. Should I change my Real Estate Agent on the Gold Coast?
In most cases, the main factor contributing to an unsold property is the asking price. It’s possible that the original price you set for your home was higher than the current market will bear. Property markets are dynamic and are influenced by several factors, including economic conditions, buyer demand and competition from other properties.
If your property is priced above what similar properties in your area are selling for, it may deter potential buyers and lead to extensive days on the market. Rather than immediately considering a change of agent, I strongly recommend that you take the following steps:
Re-evaluate Your Asking Price
Work closely with your current agent to analyse the market and compare prices of recently sold properties in your area. Adjusting your asking price to reflect current market conditions can make your home more attractive to buyers.
Evaluate Your Marketing Strategy
Make sure your property is getting the exposure it deserves. Discuss marketing tactics with your agent, such as online listings, professional photography, virtual tours and open house feedback. Effective marketing can have a significant impact on the visibility and appeal of your property.
Consider the Presentation of Your Property
Assess the condition and presentation of your home. Simple improvements such as tidying, staging and minor repairs can enhance the appeal of your property and potentially increase its value.
Discuss Feedback
Ask your current agent for feedback from potential buyers who have viewed your home. Their comments are likely to provide valuable insight into areas that need improvement.
BE PATIENT
Property transactions often take time and the right buyer may not have come along yet. Patience is essential in the selling process. If the price is about right, then it can simply come down to time.
Review Your Contract
Before you consider changing agents, review your current listing agreement and discuss your concerns with your current agent. You may need to wait until the contract expires before making a change.
Changing agents should be a very considered decision and isn’t necessarily the answer to an unsold property. By working closely with your current agent on pricing and marketing strategies, you can maximise your chances of a successful sale.
Only after careful consideration and discussion should you explore the possibility of changing agents, bearing in mind that the key to a successful sale, is often to adapt your property to market conditions, while setting your price according to market expectations.
