The proportion of property investors in Australia is back to its long-term average, comprising 34% of mortgage demand. NSW is receiving the bulk of the interest from investors, with 38% of the value of new mortgage lending across the state.
Perth has one of the lowest portions of investment activity but the highest gross rental yields among the state capitals. It is also the only capital city where housing values have recovered to a new record high. Despite these factors, investors are not very active in the Perth market.
The Perth market is a strong option for investors, as is the southeast Queensland housing market, due to the strong fundamentals including higher yields, a lower buy-in price, and a rapid rate of population growth. Investors should consider their objectives when choosing a property investment, such as whether they are looking for capital gains or rental yield.
The volatility of Western Australian housing values during and after the mining boom may be a reason why investors are less attracted to the market. Both Western Australia and Queensland have a positive rate of interstate migration, which better aligns to purchasing demand. Most of the population growth in NSW and Victoria stems from overseas migration, which will gradually flow into purchasing demand but it’s initially closely aligned with rental demand.
In summary, Perth and southeast Queensland are both strong options for property investment, but investors should carefully consider their individual circumstances and objectives before making a decision.
